Rear extension planning check
A single-storey rear extension is permitted development up to 3 m deep on a terrace or semi and 4 m on a detached house, up to 4 m high, with eaves no higher than 3 m within 2 m of a boundary.
The larger home extension scheme allows 6 m (8 m detached) with prior approval and a 42-day neighbour consultation — but not in conservation areas. Two-storey rear extensions are limited to 3 m and must be 7 m from the rear boundary.
Plan Check checks your depth against each threshold, flags the 45-degree daylight rule for neighbours, and maps the right route: PD with LDC, prior approval, or full planning with a precedent-led design.
No. It is the step before. Plan Check tells you what is realistic for your house so your architect brief — or your builder conversation — starts from facts, not guesses.
Our rules engine applies the General Permitted Development Order limits line by line and flags any borough-specific restriction. Amber results always get a human review. For legal certainty we recommend a Lawful Development Certificate, which we can arrange.
Your address, 6–10 phone photos (front, rear, garden, roof from the street) and an 8-question form. Ten minutes.
Nothing, unless you want it to. Most clients ask us for an LDC or planning drawings, or a build quote from Home Art. Both are optional.
