Garage conversion planning check
Converting an attached garage without changing the exterior is normally permitted development. The exception is a condition on the original planning permission requiring the garage to remain available for parking — common on 1960s–1990s estates and in some Harrow and Barnet developments.
Building regulations still apply: insulation, damp-proofing, structural changes to the door opening, fire separation and ventilation.
Plan Check reads the planning history for your property, checks for parking conditions and conservation constraints, and lists the building regulations items with a cost band.
No. It is the step before. Plan Check tells you what is realistic for your house so your architect brief — or your builder conversation — starts from facts, not guesses.
Our rules engine applies the General Permitted Development Order limits line by line and flags any borough-specific restriction. Amber results always get a human review. For legal certainty we recommend a Lawful Development Certificate, which we can arrange.
Your address, 6–10 phone photos (front, rear, garden, roof from the street) and an 8-question form. Ten minutes.
Nothing, unless you want it to. Most clients ask us for an LDC or planning drawings, or a build quote from Home Art. Both are optional.
