Extending a house in a conservation area

What changes, what Article 4 directions remove, and how to design for approval.

What changes in a conservation area

  • Rear dormers and roof enlargements are not permitted development.
  • Side extensions are not permitted development.
  • The larger home extension scheme (6 m / 8 m) does not apply.
  • Cladding and some exterior changes need permission.
  • Demolition of buildings over 115 m³ needs consent.

What stays permitted

A single-storey rear extension within 3 m (4 m detached) can still be permitted development in a conservation area, provided an Article 4 direction has not removed Class A. Rooflights are usually fine.

Designing for approval

Conservation officers look for subordinate scale, matching materials, retained original features and respect for the roofline. The strongest argument is precedent: the same design approved on the same street.

What Plan Check adds

We check the conservation area boundary and any Article 4 wording at your address, then pull the approved precedents on your street so your design starts from what has already passed.

General information for England, not advice on your property. Rules change; we check the current position in every report.
