Anatomy of a good builder quote

The sections every quote should have and the ones that are usually missing.

2 min readUpdated October 2026England

What a complete quote contains

  • A scope of works, section by section, with what is included and excluded.
  • Preliminaries: scaffolding, skips, welfare, protection.
  • Structural engineer and building control fees — who pays.
  • Provisional sums for items not yet chosen (kitchen, tiles, sanitaryware).
  • A programme with a start date and duration.
  • A payment schedule tied to stages.
  • VAT stated separately.
  • Insurance details and a contract reference.

Red flags

  • A single "all in" figure with no breakdown.
  • "TBC" against structural items.
  • A deposit above 20%.
  • No mention of building control.
  • Cash discount offered.

What Quote Check adds

We map every line to our standard scope for your project type, show what is missing and what it will cost, benchmark prices against London rates, check the builder's company record, and give you a clarification email to send.

General information for England, not advice on your property. Rules change; we check the current position in every report.
